High Country Home Finder
Privacy Policy
Last updated October 13, 2026
This policy explains how High Country Home Finder (www.highcountryhomefinder.com) collects, uses, and protects your information.
What we collect
When you use our budget estimate or contact forms, we collect what you choose to enter: your name, phone number, email, where you want your home, your current state, the type of home, land and timeline details, and how you plan to pay.
If you use the budget estimate, we also collect the financial details you enter, such as monthly income, monthly debt payments, down payment, credit score range, and time at your job. These are estimates you provide — we do not run a credit check.
If you choose to, you can upload a lender pre-approval letter or a factory invoice from another company's quote. These files are stored encrypted and only we can open them.
We also ask whether you already have a quote from another company and which lender you're working with, so we can compare pricing and help with financing.
If you arrive from an ad or link, we note which one (for example, the ad name in the link) so we know which advertising works.
On the contact step you can choose, separately, whether we may contact you about your request and whether we may send you deals and new listings. Both are optional.
Website statistics
To understand how people use this site and make it better, our own website keeps anonymous visit statistics: the pages you view, how long each page is on your screen, how far you scroll, which buttons and links you tap, which step of the budget estimate you reach, the website or ad that sent you, your device and browser type, screen size, language, and your time zone (for a rough region only).
To tell visits apart, your browser stores a random ID (in local storage, not a cookie). We do not record what you type into the forms unless you send them, we do not record your screen or keystrokes, and we do not store your IP address or precise location with these statistics.
If you send a form, your request is linked to your earlier visits on this site, so we know which ad or post helped you find us.
These statistics stay with us, and we do not sell this information.
We also use the Meta (Facebook) Pixel so we can measure our Facebook and Instagram ads. It tells Meta when this site is visited and when a form is sent or a call or text link is tapped. It does not receive your name, phone, email, income, credit or any other answers you type. Meta may use a cookie and your browser details for this, under its own privacy policy (facebook.com/privacy/policy).
You can turn website statistics and the Meta Pixel off for this browser with the button below.
How we use it
To give you a ballpark budget estimate, to contact you about buying a home, to prepare pricing, and to help connect you with lenders and the home sales center when you choose to move forward.
We do not sell your information.
Text messages and calls
If you check the consent box, you agree we may contact you by phone, text, or email about your home. Consent is not a condition of purchase. Message frequency varies. Msg & data rates may apply. Reply STOP to any text to opt out, or HELP for help.
We do not sell or share your mobile number or text-message consent with third parties for their marketing purposes.
Who we share it with
Only as needed to help you buy a home: with the home sales center and factory that prices and builds your home, and with lenders you choose to apply with. We may also disclose information if required by law.
If you choose to apply with our lending partner, 21st Mortgage, you apply on their website and they check your credit. We do not send them your quiz answers.
We use trusted service providers to run this site: our website host (which stores your information) and a notification service that alerts us when a new request comes in. Those alerts do not include your name, phone number, email, or financial details.
To estimate the driving distance from your home site to our locations, the town and state you enter (nothing else) are looked up on free OpenStreetMap-based map and routing services.
The map on our homepage loads its satellite imagery, terrain and night-lights tiles from public services (the U.S. Geological Survey, NASA, Amazon Web Services open data, and OpenFreeMap for map fonts). Like any image on a web page, those services see your browser's IP address when the tiles are fetched. Nothing you type is sent to them.
How we protect it
Your information is sent over a secure (HTTPS) connection and stored encrypted. Only we can access it, behind a password-protected login. No system is perfectly secure, but we take reasonable steps to protect your information.
Cookies
We set one cookie of our own: a login cookie for our private dashboard. Our website statistics use a random ID kept in your browser's local storage. The Meta Pixel may set Meta advertising cookies (such as _fbp) to measure our ads. You can turn statistics and the Meta Pixel off on the Privacy page, and clear cookies and local storage in your browser at any time.
Your choices
You can ask us to see, correct, or delete your information at any time by emailing highcountryhomefinder@gmail.com. You can stop texts anytime by replying STOP.
Children
This site is not meant for anyone under 18, and we do not knowingly collect information from children.
Changes
If we change this policy, we'll post the new version on this page with a new "last updated" date.
